It was great to have Dan Hanford, managing partner of passiveInvesting.com, on the show! Dan is also a passive apartment investor himself in 4,100+ units in 15 different syndication investments. Prior to real estate, Dan had an extensive background in starting multiple seven-figure businesses from scratch. He is also the founder of the Multifamily Investor Nation where he provides free multifamily education to a nationwide group of over 21,000 members.

Tyler and Dan’s discussion focused on the unique benefits of passive investing, primarily the advantage of reducing taxable liability:

As a passive investor, you don't get as big of a benefit because you can only offset other passive gains. But it's definitely nice to be able to invest money into a property even passively and then be able to make money off of that investment and then not have to pay any taxes on it because you're using depreciation to offset that. It's unlike any other type of investment that is out there.

Dan also discussed how he’s raised the bar in his passive investing business, particularly through transparency and communication, and how that has led people to repeatedly invest in his business. Other topics included being proactive, Dan’s one-on-one morning routine, paid masterminds, reviewing financials on a weekly basis, taking action and more. This episode is a great example of how real estate can be a vehicle to provide for your family and other purposeful outcomes!
