We were thrilled to have Aaron Willis, a highly successful real estate broker and developer, on the show. Aaron’s the Founder of Column Realty, which is a Louisville-based firm mainly centered on multifamily assets. On the development side, he has been actively involved with the development, ownership and management of eight self-storage facilities.
In this episode, Aaron and Tyler’s discussion focused on building an information advantage, particularly in the self-storage industry. Among many insightful practices, Aaron elaborated on how feasibility has allowed him to become so adept:
For me, the number one biggest thing was feasibility. Is it feasible to build this facility? So what I did is I read feasibility reports to understand how do they create these metrics, what are they looking at?And feasibility reports are very expensive. I mean, they are upwards of $5,000. So if you're looking at 20 deals, you want to spend $500 on 20 deals with one of them working for sure? So I figured out basically what are they looking at, where do I go to get the demographics to get what I need?
